What to have ready

  • The district and upazila — the search cannot start without them.
  • The mouza name, and the JL number if you have it. A mouza is a revenue village and often is not the village name in local use.
  • Which survey: CS, SA, RS or BS. The same land has a different khatian number in each.
  • A khatian number, a dag number, or the owner’s name — at least one.

What this record can and cannot be used for

What you see here is the index khatian — preliminary information. It is enough for a quick verification, for early enquiries and for preparing a negotiation. It is not a legal document: registration, bank lending, mutation and litigation all require a certified porcha, applied and paid for on the Ministry of Land’s official portal.

When an owner or dag list is long, the government service truncates it before sending it. Where that happens the result says so — the complete list exists only on the certified porcha.
